Herriman's population growth from 1,523 in 2000 to 55,144

Herriman incorporated in 1999 and became a city in 2001. Population rose from 1,523 in 2000 to 21,785 in 2010 and 55,144 in 2020, and the city went from the 111th-largest incorporated place in Utah to the 14th-largest. The 2020 census counted 16,276 housing units. Growth accelerated after the 1998 Rose Creek Estates subdivision and Rosecrest's large-scale development, and a 2007 annexation added about 4,000 acres from Bluffdale. The city sits at about 5,000 feet. Because so much of the housing is recent, most calls here involve the first generation of plumbing in a home rather than century-old pipe. Homes vary from street to street depending on when they were built and by whom, so when you call, tell us roughly when the house went up and whether it has been remodeled.

Herriman's ZIP codes are not on our current list, which is built around Sandy's six ZIP codes, even though we dispatch from the Sandy area. A Herriman call starts with your street address, not the city name. Call with your street address and we will tell you plainly whether we can send someone.

A city that maintains its own water

Herriman maintains most of its own services, including water, so a problem on the street side of the meter goes to the city, while the line from the meter to your fixtures is yours. In 2018 a water main break on 13400 South flooded nearby businesses and houses, which is a reminder that main failures reach buildings. Know where your main shutoff is, and keep the city's number with it.

Water heater failing, low pressure, or a new-home plumbing problem in Herriman?

Where newer plumbing fails: connectors, fill valves, fixtures

Newer plumbing is not trouble-free. Common calls are leaking supply connectors, failing fill valves, water heater issues, pressure that is too high, and builder-grade fixtures wearing out. A pressure gauge on an outdoor spigot tells you whether pressure is stable, and a pressure reducing valve can protect the whole house. Our faucet and sink repair and toilet repair pages list the fixture problems we see most.

Supply connectors are the braided hoses under sinks and behind toilets and washers. They wear at the crimped ends, so look for bulges, rust, mineral crust or a damp cabinet floor, and replace any that are old or kinked before they let go. Fill valves are the part inside the toilet tank that refills it. A toilet that hisses, runs on its own or refills every few minutes usually has a worn fill valve or flapper, and the water it wastes shows up on the next bill. Builder-grade faucets and shower valves use light-duty cartridges and finishes, so a dripping spout, a loose handle or weak flow from a clogged aerator are typical signs that a part, not the whole fixture, is worn. High pressure stresses all of these parts at once, which is why connector, fill valve and fixture failures often turn up in the same house within a short time of each other.

Water quality and a softener decision

Ask your supplier for the hardness figure at your address, since supply differs, and see whether scale shows up on faucets and showerheads. If hardness is high, a water softener protects water heaters, fixtures, and appliances, though it is not the right answer for every house. Think about where the unit will go, a drain nearby, and who will keep up the salt.

Water heaters in new subdivisions

Many Herriman homes are young enough that the water heater is still the builder's, which means failure windows are coming. Plan the replacement: measure the closet, check venting, and decide whether tankless fits. Our water heater installation and tankless pages explain options.

Finishing basements and adding bathrooms

Unfinished basements are common in newer neighborhoods, and finishing them means rough-in plumbing for a bathroom or wet bar. Ask for pressure tests, access panels, and photos of everything before drywall. A plumber who pulls the drawings first saves you a hole in the wall later.

Western-edge lots and irrigation

As the city grows on its west and east sides, new lots come with new irrigation and landscaping, and a leak in a buried line can run unnoticed. A soggy patch of lawn, or a bill that rises in summer, is the signal. Check the meter with everything off.

Who else is involved for Herriman

What to have ready for Herriman

Give us the address, the symptom, and whether the main is closed. We quote before work starts, and the cost guide shows typical ranges.

Pressure, regulators, and a new home

High pressure shortens the life of every fixture and appliance, and low pressure makes showers weak. Static pressure at an outdoor spigot is a quick test, and a second reading with several fixtures open shows the drop. If readings are off, check the regulator and the supply before blaming the pipes. A failing pressure reducing valve is a modest repair compared with the damage high pressure can cause.

Warranty, documentation, and builder fixes

A newer home may still carry a builder warranty on plumbing, and repairs by someone else can affect it. Read the terms before paying for a repair. Keep photos and invoices for any work, and note the dates. If something fails inside the warranty window, the builder may be the right first call.

How a Herriman visit works

We confirm the address and symptom, find the problem, and show you what failed. You get a firm price before work starts, and we test the repair under normal use. If the cause is the city's side of the meter, we say so and tell you who to call.

Questions to ask before you approve work for Herriman

Ask what failed, where, and why. Ask whether the price is fixed and what is included. Ask to see the old part. A plain, written answer to each of these is the best sign you are dealing with someone who expects to be checked.

Keeping records for the next owner for Herriman

Keep invoices, photos, and notes about every repair in one folder, with dates, especially while the home is within any warranty period.
